Main
Electrical Service
The
main electrical service to the building is a 12.5 kilovolt
"high voltage" enhanced dual radial service provided
by BC Hydro.
On-Floor
Electrical Service
The
electrical service is provided to two electrical
rooms on each office floor through a bus duct at 347/600 volts.
One
electrical room has a 347/600 volt, three phase, four wire
panel for the lighting system. The base building lighting
system requires less than one watt per square foot of
power. Additional power is available for lighting upgrades,
if required.
Both
electrical rooms have a 45 KVA transformer with a 120/208
volt, three phase, four wire, 42 circuit panel for plug load.
The base building system provides five watts per square
foot of power for plug load. Additional power is available
for plug load, if required.
Separate
Metering
Separate
metering may be required for tenants with high electrical
loads that exceed average building electrical loads.
Backup
Power Generator System (BPGS)
A
separate diesel-powered BPGS is provided to operate key
tenant equipment in the event of a failure in the main electrical
service to the building. Tenant access to the BPGS is subject
to available capacity and is at the tenant's expense at prevailing
rates.
Uninterruptable
Power Supply (UPS)
Should
a tenant require a separate UPS to provide backup battery
power for its own computer operations, it will be provided
at the tenant's expense.
