System Type

The HVAC system is a constant volume, four pipe, fan coil system.

Ventilation Rate
While the HVAC system is operating, there is a constant volume of ventilated air circulating throughout the premises. The ventilation rate is designed to exceed ASHRAE requirements by 25%, providing 25 cfm per person based on an occupant load of one person per 150 rentable square feet.

Distribution
HVAC is distributed throughout the office areas through a system of sheet metal ductwork and linear diffusers. Return air is provided through slots in the lighting fixtures with the ceiling acting as a plenum.

Zoning
The HVAC system has a minimum of 18 zones per floor, with each zone controlled by an electronic thermostat connected to a Direct Digital Control (DDC) system. Individual zones can be adjusted by adding and/or relocating fan coil units.

Basic Cooling
The HVAC system is designed to cool for an occupant load of one person per 150 rentable square feet, with a lighting load of one watt per square foot and a plug load of 1.5 watts per square foot. Subject to availability, additional basic cooling capacity is available at chilled water stub outs on each floor at the tenant's expense at prevailing rates.

Auxiliary Cooling
Bentall 5 has a fluid cooler and chilled water riser to assist tenants in providing 24-hour auxiliary cooling for computer servers and other specialized equipment. Tenant access to the auxiliary cooling is subject to availability. Up to one watt per square foot of capacity is available at the tenant's expense at prevailing rates.

Energy Efficiency
The HVAC system is designed to comply with the requirements of the federal government's Commercial Building Incentive Program (CBIP). In order to comply with CBIP, the building mechanical, electrical and envelope systems must maintain a high level of energy efficiency, using no more than 75% of the Model National Energy Code energy consumption standard for commercial office buildings.

As a result, Bentall 5 is believed to have the most energy-efficient HVAC system of any Class A office building in downtown Vancouver. Greater energy efficiency translates into lower operating expenses for tenants.

Hours of Operation
The HVAC system operates between the hours of 7:00 am and 6:00 pm on Monday to Friday, excluding statutory holidays, and 8:00 am to 1:00 pm on Saturdays. Additional hours of operation are available at prevailing rates.
