designed Bentall Five with the unique needs of high-tech companies
in mind. With the following features, Bentall Five is the most
technologically advanced office building in downtown Vancouver.
Large,
Efficient Floor Plates
The typical low-rise floor plate is approximately 17,500 rentable square feet,
with the exception of the third floor which is approximately 20,500 rentable square feet.
The high-rise floor plate ranges in size from approximately
17,700 to 18,500 square feet. Learn

Additional
Floor Loading Capacity
The main, second, third and fourth floors support a live load
capacity of 100 pounds per square foot as compared to an "industry
standard" of 50 pounds per square foot. All other floors support a live load capacity of 65 pounds per square foot.
Certain
areas adjacent to the central core on all floors support an
even higher live load capacity for uses such as a tenant UPS system.

Additional
Ceiling Height
The floor to floor height is 15 feet 2 inches on the second
and third floors and 12 feet 6 inches on the fourth floor and above.
The
T-bar ceiling height is ten feet on the second and third floors
and nine feet on the fourth floor and above. Learn

Electrical Capacity
The electrical service is provided to two electrical
rooms with 45 kVA transformers on each office floor.
The
electrical riser provides additional electrical capacity beyond
the normal consumption level required for typical office tenants.
Up to 5 watts per square foot of electrical capacity can be provided
to approximately 25% of the building.

Backup
Power Generator
A separate diesel powered backup generator is provided to operate
key tenant equipment in the event of a failure in the main electrical
service to the building. Subject to availability, up to 2 watts per square foot of capacity
is available at the tenants expense at prevailing rates. Learn

HVAC
System
The HVAC system is a constant volume four-pipe fan-coil system.
With a constant volume of ventilated air, flexible zoning and occupant
control resulting in a high level of energy efficiency, the four-pipe fan-coil
system is the HVAC system of choice for demanding high-tech tenants.

Additional
Cooling Capacity
The HVAC system provides additional cooling capacity beyond
the normal consumption level required for typical office tenants.
Subject to availability, up to five watts per square foot of cooling capacity can be provided
to approximately 25% of the building. Learn

Auxiliary
Cooling Capacity
A separate fluid cooler and chilled water riser is provided
to assist tenants in providing 24-hour auxiliary cooling for computer
servers and other specialized equipment. Subject to availability, up to one watt per square
foot of capacity is available at the tenant's expense at prevailing

Data
and Communications
Each office floor has two telecommunications
riser rooms with generous capacity.
Bentall
Five has multiple, non-exclusive service providers ensuring
